NYU is replacing single-paned windows with new double-paned windows. New PTAC (provide air conditioning and heating) units, insulation, and other sound-attenuating materials will also be installed in new metal cabinet covers in apartments.

Project Timeline

  • Sidewalk bridging, material storage areas, and material hoists were installed around the Silver Towers buildings and plaza in May 2015. Materials hoists are installed on the south side of building 100 and the east side of building 110.
  • PTAC abatement began after University Commencement and continued through June 2015.
  • Window and PTAC installations began in July 2015 and will continue through early January 2016. 
  • Work will take place in both the 100 and 110 Bleecker Street buildings simultaneously, floor by floor, starting on the second floor and working up.

What Will Happen Inside the Apartments?

Abatement
  • In the first phase of the project, the elbows within the metal PTAC cabinets will be abated. Asbestos abatement is highly regulated, and our vendors follow the strictest standards. Residents, and any pets, will not be permitted to be in apartments or on the floor during the abatement process.
  • Abatement is expected to last no more than one day in any apartment. Work will consist of: building a tent around each PTAC cabinet, removing the ACM, and sending air samples out to be tested at an independent lab. Once the team gets the approval from the independent lab that the air has passed clearance criteria, the tents will be removed, furnishings will be returned to their original locations.
  • To prepare for the abatement we ask residents to secure valuables, fragile items, and personal belongings in advance of their abatement appointment. Small items should be cleared off of and 5 feet away from PTAC cabinets. We also ask residents to vacuum the surfaces near PTAC units because dust and pet dander can trigger false air testing results.
Window and PTAC Unit Installation
  • Preparation and installation of the windows and PTAC units is expected to last three days in any apartment. Clearances are required for the installations to be successful. This means obstructions near the windows and in apartment hallways will need to be cleared. During preparation, movers will be onsite to ensure the required clearances. We ask residents to secure valuables, fragile items, personal belongings, and loose papers, in advance of their preparation appointment. 
  • Installation of the PTAC units (in new metal cabinets in each room) and the double-paned windows will take one day, each. Following the installation, furniture will be returned to its original location.
  • Residents are not permitted in apartments during the window installation, and pets cannot remain in apartments throughout the three day installation process.

Access and Schedules

  • Installations and abatement will occur at scheduled times. Residents can find the installation schedule for 100 Bleecker Street here, 110 Bleecker Street here, and the abatement schedule here. Please note that there is no flexibility in the scheduling since installations are occurring on one floor per week and abatement is occurring on one floor per day. 
  • Silver Towers is a landmarked property, and the NYC Landmarks Preservation Commission requires that changes to the building facades be uniform in appearance; therefore, all windows in both buildings must be replaced. This mean we cannot allow tenants to "opt out" of receiving new windows.
  • During the installation process, security professionals will be located on each floor. If residents are not home the security professionals will ensure that all doors are locked after the team leaves. During the window and PTAC installations, site safety professionals will be available to help residents navigate around the hallways while work is occurring on each floor.  
  • A guest lounge with WiFi will be made available on the first floor of 100 Bleecker Street for residents to use during the abatement process and throughout the installation process. Residents are encouraged to vacate their apartment during the day while movers are present and the PTAC units are being installed. For safety reasons, residents and pets are not permitted to stay in their apartments during abatement or while the windows are being installed.

Pets

  • Pets cannot remain in apartments during the abatement process or during the window installation process. 
  • Residents with pets may utilize the pet friendly guest apartment in 4 WSV. Pets left in the guest apartment unattended must be kept in a crate. 

Outside the Buildings

  • In accordance with the Department of Buildings’ safety requirements, sidewalk bridging is scheduled to be erected around each building. Download a map of the bridging and site protection areas.
  • The erection of material hoists is scheduled to occur during the bridging installation. The hoist will be located on the south side of building 100 and the east side of building 110. 
  • All fire lanes and the driveway will remain accessible throughout the entire project
  • Materials storage will be fenced off and located on the grass between the two ST buildings.

The Silver Towers window and PTAC project is coming to a close. Installations are scheduled through Friday, January 8. 

NYU will begin disassembling the material hoists, sidewalk bridging, and material storage areas on Monday, January 4. This work is scheduled to continue through late February and is weather dependent. Residents who reside in the D and E lines of building 110 and the A and B lines of building 100 will see workers outside their windows during the hoist removal.

Due to delays caused by inclement weather, the bridging and material hoist installation teams are scheduled to work on Saturday, June 27 in order to complete bridging and hoist installation and maintain the previously communicated window and PTAC installation schedule. Work hours are scheduled from 9:00am to 5:00pm.
