Washington Mews Updates
Project Update
April 16, 2012

Work continues on the Mews streetscape.

Restoration work to the cobblestones and Belgian blocks is scheduled to occur on three consecutive Saturdays, April 14, 21, and 28, 2012, from 9AM to 5PM. Laying out each block and cobblestone is a manual process, and noise from heavy machinery will be minimal.

ADA accessibility enhancements continue on the Mews sidewalks. Concrete pouring nears completion for the first 1/3 of the sidewalk, and work will begin on the next section during the week of April 16, requiring the use of a jackhammer to deconstruct the existing sidewalks. Work will occur during the Monday-through-Friday workweek. All sidewalk renovation work is weather dependent.

Sidewalk renovations are expected to be fully complete by the end June. Due to periodic use of jackhammers and other equipment, noise levels may occasionally be high and could reach neighboring buildings.

Deliveries, stone installation, concrete pours, and general construction is anticipated to continue until August. Renovation of 14A Mews, 44 Mews, and 7/8 Mews proceeds apace.

March 16, 2012

Work continues on the Mews streetscape.

Sidewalks along the Mews will be renovated to provide for ADA accessibility, beginning the week of March 26. Prior to renovation work, workers will install safety railings and walking platforms from building entryways to the street.

Work will proceed in three phases, each taking approximately 2 weeks. The first phase will involve the westernmost sidewalks on both sides of the street, from the sidewalks closest to Fifth Avenue to the doorway of 60 Mews. A jackhammer will be required for approximately one week to deconstruct the current sidewalk; following that, the cavity will be waterproofed and filled with concrete. All sidewalk renovation work is weather dependent.

March 2, 2012

Work continues on the Mews streetscape.

Work on the watermain vault will continue for approximately one week as the trench area is filled in.

Curbs along the south side of the street are being constructed.

The street in front of 10-12 Mews is being excavated for steam line work. Due to periodic appearance of concrete trucks and the use of equipment, noise levels may occasionally be high and could reach neighboring buildings.

Deliveries, stone installation, concrete pours, and general construction is anticipated to continue until August. Renovation of 14A Mews, 44 Mews, and 7/8 Mews proceeds apace.

February 10, 2012

Work continues on the Mews. It is anticipated that the trench on the streetscape will be back-filled the week of February 13, 2011. In addition, concrete for the curbs on the south side of the sidewalk are expected to be poured and formed the week of February 13th.

January 20, 2012

Due to city regulations and Department of Environmental Protection (DEP) requirements, work on the watermain vault was delayed. It is anticipated that the DEP will inspect the work and the tie in for the watermain will commence on Monday, January 23, 2012. This work is projected to take one week and will again require the closure of one lane on Fifth Avenue.

Due to the nature of this work and the periodic use of a jackhammer we expect noise levels to be higher. As with any type of construction activity the noise on the streetscape may be heard by the adjacent and neighboring buildings in the area.

In addition, renovation of 14A Mews and the interior demolition of 7/8 Mews continues.

Project Update
December 22, 2011

Work on the Water Main vault is anticipated to resume the first week of January. The work to tie the Water Main vault into the Water Main valve is expected to take approximately 7 days. Due to the location of the Water Main on Fifth Avenue and as per the requirement by Department of Transportation (DOT), a small portion of the street on the West side of Fifth Avenue across the street from Washington Mews will need to be opened up in order to reach the Water Main. This will require the closure of one lane on Fifth Avenue.

The exact location of work will come from Department of Environmental Protection (DEP) and the Department of Buildings (DOB), and it will be available only shortly before this work commences (we will update you once we are aware of the location). Due to the nature of this work and the periodic use of a jackhammer we expect noise levels to be higher. As with any type of construction activity the noise on the street scape may be heard by the adjacent and neighboring buildings in the area.

In addition, renovation of 14A Mews continues, and the interior demolition of 7/8 Washington Mews is expected to commence next week. Construction activities will also continue next week — Tuesday, December 27, 2011 through Friday, January 30, 2012.

November 23, 2011

Work continues on the watermain vault. As soon as permits are approved work to install the watermain will commence.

Renovation of 14A Mews continues, and the interior demolition of 7/8 Washington Mews is expected to commence within 2 weeks.

There will be no construction activity on the Mews on Thursday, November 24 and Friday, November 25, 2011.

November 4, 2011

Shoring of the watermain vault on the North side of the street (5th Avenue side) has been completed. The next phase for the watermain vault is to excavate this same area. There are several phases to the excavation work for the watermain vault which will take approximately two weeks to complete. This work is weather dependent.

Pending permit approval, excavation and installation of the watermain will begin, followed by tying the watermain into the watermain vault. Dependent on permit approval, this work is expected to commence the week of November 14, 2011 or sooner. As with any type of construction activity, the noise on the streetscape may be heard by the adjacent and neighboring buildings in the area.

In addition, renovation of 14A Mews continues.

Project Update
October 21, 2011

Work continues on Washington Mews. The entire streetscape and curbs on the Mews have been removed. In addition, digging continues on the North part of the street in order to reach the water main vault. It is anticipated that for approximately 5 working days, work trenching will continue, followed by shoring for the water main and water main vault.

Shoring is expected to commence at the end of next week or possibly the week of October 31, 2011. Shoring requires the use of heavy machinery, and we expect noise levels to be higher due to the nature of this work. As with any type of construction activity the noise on the streetscape may be heard by the adjacent and neighboring buildings in the area.

A permit has been obtained for the renovation of 14A and interior demolition has begun.

Project Update
September 12, 2011

Due to pending permits, the project has been delayed from its original start date.

On Monday, September 12, 2011 you will see workers mobilizing in the Mews, bringing materials and equipment onto the site, and taking the necessary measures in order to erect the protection fence along the Mews streetscape.

The week of September 19, 2011, excavation on the streetscape will commence. The noise from the excavation work on the streetscape may be heard by the adjacent and neighboring buildings in the area as jackhammers will need to be used on the concrete portion of the streetscape (which is on the 5th Avenue side of the Mews). After they deconstruct the concrete portion they will move on to removing the cobblestones and the Belgian blocks from the street with special equipment since all cobblestones and Belgian blocks will be reused. Concurrently, they will begin excavation of a watermain and watermain vault located along the 5th Avenue side of the Mews.

Project Update
August 5, 2011

The Mews renovation project is expected to commence the week of August 15, 2011. Workers will be on site surveying the area in preparation for renovations. In addition, workers may start erecting protective barriers for the streetscape renovations. The first phase of the project will be to deconstruct and renovate the streetscape on the Mews.

Pending permit approval, demolition work is expected to commence the week of August 22, 2011.

Planning Continues
May 27, 2011

The Mews renovation project for the streetscape, Buildings 44, 7/8, and 14A is currently still in the planning stages, and work is expected to commence in the June 2011.

Interior Abatement
March 1, 2011

From approximately March 1 through March 16, 2011 interior abatement work is scheduled at 44 Mews. The nature of the work will include interior demolition of the wall and ceiling surfaces using hand tools. Work will be limited between the hours of 9:00AM to 5:30PM Monday through Friday.

CB2 Passes 14A Mews Application
January 11, 2011

At its January meeting, the Landmarks & Public Aesthetics Committee at Community Board 2 passed a unanimous resolution in support of the changes in application for 14A Mews.

Informed Neighbor
January 10, 2011

At the next Informed Neighbor meeting on Wednesday, January 26, 2011 at 6:30 PM, there will be a discussion of the upcoming renovations and repairs at 14A Mews and Buildings 7 & 8. Additionally, the contractor will discuss the scope and impact of the work to the streetscape. Location TBD

14 Mews Construction
January 7, 2011

Construction at 14 Mews is anticipated to be completed in February. This final phase includes work to the interior of the building. As a result, there should not be significant noise at the site. Work will continue during normal business hours.

Project Update
January 4, 2011

Construction at 46 Washington Mews is expected to be completed by the beginning of February.

Alterations to 14A Mews, including the area way and side façades, replacement of the windows, and construction of a roof bulkhead, are scheduled to go before Community Board 2 Landmarks & Public Aesthetics Committee on Monday, January 10, 2011 at 6:30pm at AIA, 536 La Guardia Place.

46 Washington Mews Renovation
August 5, 2010

The general construction on the project at 46 Washington Mews will begin with mobilization within the next two weeks which will create some additional activity on the Mews. Tenants will observe the following activities in the upcoming weeks:

  • In the first half of August, the General Contractor will mobilize and begin demolition. With the start of General Construction, we will enter the phase of construction where overall activity will increase. This will result in an increase of noise, deliveries and general traffic in and out of the site.
  • For the first week, workers will be mobilizing, bringing materials and required tools to the building and completing disconnects in preparation for demolition. The work itself will all occur inside 46 Mews.

  • Several days after the start of mobilization, demolition will begin followed by rough framing. Periodic loud noises can be expected from within the building throughout this period. There will be a general increase in noise, odors, deliveries and general traffic in and out of the site.

Substantial completion for the full project is expected in December 2010.

46 Washington Mews
July 30, 2010

The renovation at 46 Mews is scheduled to begin in early August. The interior renovation will require some demolition. Once demolition is complete, construction will begin and is expected to be complete in December 2010.

Landmarks Preservation Commission
July 30, 2010

NYU is calendared to go before the Landmarks Preservation Commission (pdf) for 7&8 Washington Mews and the streetscape restoration applications respectively. The hearing will take place on Tuesday, August 3, 2010 at 9:30AM, 1 Centre Street, 9th Floor.

Boom Truck at 14 Washington Mews
June 21, 2010

A boom truck will be placed in front of 14 Washington Mews in order to hoist steel to the roof on Tuesday, June 22, 2010.

Tenants are asked not to park on Washington Mews between 10 Washington Mews and University place from 8:00 AM to 3:00 PM, so that the crane swing is clear of impacting any vehicles.

46 Washington Mews
June 14, 2010

The project at 46 Washington Mews will begin with mobilization of the abatement contractor on Thursday, June 17, 2010, which will create some additional activity on the Mews. Tenants will observe the following activities in the upcoming weeks:

  • On Thursday June 17, 2010, the abatement contractor will mobilize. Workers will be bringing materials and required tools to the building. The work itself will all occur inside 46 Mews.
  • For approximately two weeks after mobilization, the abatement will be done within the confines of 46 Mews. At the completion of abatement, the first week in July, the contractor will remove all their equipment and materials.
  • The first week in July, the General Contractor will mobilize and begin demolition. With the start of General Construction, we will enter the phase of construction where overall activity will increase. This may result in an increase of noise, deliveries and general traffic in and out of the site.

The abatement work is scheduled to be complete by the first week in July. Substantial completion for the full project is expected in December.

Installation of New Gas Line at 4WSN
June 8, 2010

During the week of June 7, 2010, a trench will be excavated in the grassy area between the sidewalk and the front of 4WSN. Prior to the trenching all plants will be removed and saved off site for later replanting. Soil will be carefully removed from around the tree roots (air spading) to reduce possible injury to the nearby tree. A sleeve will be installed within the trench and Con Edison will pull a gas line inside this sleeve into the building. After Con Edison inspects the work, the trench will be filled and the area will be replanted.

The installation will necessitate partial closing of the walkway in front of 4WSN and some dust will be generated as the trench is opened up.

New Roof Installation
June 4, 2010

Beginning Friday, June 4, 2010, the existing roof and parts of the parapet at 14 Mews will be removed. Removal of the roof will be completed by an abatement contractor since parts of the roofing system contain asbestos. All removal will be done under controlled conditions as outlined by federal, state and local laws. All asbestos containing materials will be taken from the site by van and deposited in approved hazardous waste containers. Immediately following the roof removal, a new roof will be installed. The roofing work is expected to be completed the week of June 7, 2010.

Mews Construction Meeting
May 11, 2010

There will be a community meeting on Monday, May 17, 2010 to discuss current and upcoming renovation and repairs on Washington Mews. The meeting will cover projects at 14, 14A, 7&8, 46, 48, 50, 52, 54, 56, 60, 62 and the streetscape. The meeting will be at 6PM at 19 University Place in the Great Room.

Weekend Work Scheduled
April 22, 2010

Weekend work is scheduled to occur in the interior of 14 Washington Mews this Saturday, April 24, 2010 between 9:00 AM - 5:00 PM. This work may generate some noise.

Weekend Work Scheduled

For the next few months, occasional Saturday hours are scheduled to complete critical tasks for interior work. Activity this weekend will include mostly quiet interior work.

Work scheduled for Saturday, April 10, 2010 will be in the interior of 14 Washington Mews only, so no disruptions are expected to the surrounding area.

March 18, 2010

Initial chopping of the sidewalk has uncovered field conditions that require brick work at the front façade. This repair work is scheduled to take place on Saturday, March 20, 2010 and is expected to be relatively quiet.

Project Update
March 5, 2010

On Thursday, February 25, 2010 a pre-construction meeting was held with residents of the Mews and 7-13 Washington Square North to discuss upcoming repairs at 7-13WSN and renovations at the Mews.

Exterior repairs to 7-13 Washington Square North are scheduled to begin in early April. Scaffolding will be installed along certain parts of the façade along 5th Avenue and Washington Square North. The repairs to the façade and roof are expected to be completed in July.

14 Mews will begin undergoing interior renovations. There will be some exterior work in the rear garden area. This renovation is projected to be completed in August 2010.

Several Mews buildings will undergo façade repairs beginning in April and completed in August 2010. Scaffolding will be installed in front of the impacted properties.

A follow-up meeting will be held in April to provide updates on the repairs.

14 Washington Mews
February 24, 2010

Activity on the site is expected to begin the week of February 22, 2010. Initially the contractor will work to secure the interior of the building, address sidewalk repairs and install scaffolding. The interior renovation project is anticipated to begin early March and will continue until August 2010.

The project includes a full renovation of the interior building; roof and side garden renovations, façade repairs and re-pointing; and sidewalk repairs. Asbestos is to be removed from the roof and around the windows. Windows will be removed and replaced.

In the early stages of the project, an emergency repair to the sidewalk will be made. Scaffolding will be built at the north façade from sidewalk to roof spanning the width of the building. Trucks will arrive for deliveries from the 5th Avenue entrance. The contractor will have a large crew on site daily. Container placement and carting needs will be detailed in a subsequent notice.

The sidewalk will not be accessible at the front of 14 Washington Mews.

CB2 Unanimously Supports Mews Projects

At its February full board meeting, Community Board #2, Manhattan, passed unanimous resolutions in support of the Mews projects.

February 18, 2010

Construction is scheduled to begin in the coming weeks on 14 Washington Mews and façade repairs for 7-13 Washington Square North.

An information session with the Project Managers and representatives from NYU's Office of Government and Community Affairs to discuss the schedule, scope of work, what can be expected during construction, how to stay informed and receive updates during the project, and who to contact with any questions or concerns has been scheduled for Thursday, February 25, 2010 at 6:30PM, 7-13 Washington Square North, Duplex 12, Entrance on 5th Avenue.
