This project at Wilf Hall is now complete. The building and the theater are now open.

Finishing Work
July 1, 2010

The bulk of construction has been completed at Wilf Hall and some of the legal centers have already moved into their new office space. In July, some finishing work will be done such as painting and installing wall paper, as well as the completion of the renovated Provincetown Playhouse.

Interior work continues and should be mostly completed in June. Some staff and faculty will begin moving into their offices by the end of the month.

In May, brick work and the window installation will be wrapping up. The delivery and installation of furniture and carpeting is scheduled to begin later this month.

NYU is working with the NYC Department of Environmental Protection and our neighbors to coordinate a temporary water shutdown overnight the week of May 17, 2010 to complete city mandated work.

Hanging scaffolds will be installed at 133-139 MacDougal Street as masonry work continues. The last sections of the street tie-in work are also scheduled to begin in April. Daily road closures will continue until this work is completed.

In February, the final concrete pours will be done, completing the interior stairs. Masonry work will begin on the lower half of the building, and air handling units will be installed, servicing the 2nd - 5th floors. Daily road closures are required to allow for water and electrical tie-in work beneath the street.

Daily Street Closure
January 15, 2010

Due to the continuation of water service work and the installation of new fire, electrical, and hot and chilled water service into the building, MacDougal Street is scheduled to be closed between West 4th Street and West 3rd Street from 8:00 AM to 4:00 PM, Monday to Saturday, starting on or about January 21, 2010.

The closure will be for approximately 8 weeks. The eastern sidewalk will be open to pedestrians. The daily street closure will permit the contractor to work safely and efficiently in the street.

In January, the pouring of the concrete superstructure of the new building will be completed. Daily road closings are anticipated for a period to allow for tie-ins for domestic water, fire protection service, and electricity. Per Department of Buildings requirements, a sidewalk bridge will be erected in front of the properties adjacent to 133-139 MacDougal.

Concrete Pour Scheduled
November 13, 2009

Construction of the superstructure continues. The next concrete pour is scheduled for Monday, November 16, 2009, but should conclude during normal working hours.

November 2, 2009

During the month of November, the concrete structure of the buildings will be poured. Weather permitting, the pour of each floor will take approximately one week. NYU will continue to work at the street to tie in water service to the new building. This will require the street to be closed from 8 AM to 4 PM. A pedestrian pathway will be provided on the east side of MacDougal Street. After 4 PM, the street will be opened.

Late Night Work Scheduled
October 22, 2009

One day a week for approximately 10 weeks, weather permitting, the contractor will be working until between 8:00 PM and 12:00 AM to trowel newly poured concrete.

This one day per week will coincide with the day of the concrete pour of each slab level. When the pour is complete and while the concrete is still wet, a gas powered trowel machine will be used to make the slab smooth and level before the concrete has begun the curing process.

Please note that the completion time is temperature driven. Warmer the weather will allow for an earlier completion time. In colder temperatures, it will take longer. Temporary heating units will be used when the temperature drops to expedite the work.

The basement slab is scheduled to be poured on Wednesday, October 28, 2009.

Daily Street Closure
October 15, 2009

In order to install new service off the existing water main, which runs approximately center and parallel to MacDougal Street, MacDougal Street (from West 4th to West 3rd Street) will be closed beginning no earlier than October 26, 2009, 8:00 AM to 4:00 PM, Monday to Saturday.

Sidewalk access on the east side of street will be maintained at all times. NO impact to the water service to the adjacent neighbors is anticipated. Neighbors directly south of 133-139 MacDougal Street will be able to back up their cars to the front of their property. At the end of each work day - after 4:00 PM - steel plates will be placed over the pit to allow street access.

Work is expected to take approximately two weeks.

Crane Installation
October 12, 2009

A crane to construct the superstructure and exterior of the building at 133-139 MacDougal Street will be installed in front of the site towards the end of week October 12, 2009 - on the sidewalk and in the lane closure area.

The crane will be on site for approximately three months.

Sidewalk Closure
October 2, 2009

A section of the sidewalk on the west side of MacDougal Street will be closed starting October 5, 2009 until May of 2010 for the installation of a crane.

Foundation work continues. Reinforced concrete tie beams will be constructed at the cellar level in the coming weeks, supporting both the Playhouse and future remaining building.

During the month of September, construction will continue on the building foundation. Work will be done to tie in water lines in the street, and temporary sidewalk and street closings are scheduled. Sections of sidewalk are scheduled to be replaced.

On August 27, 2009, NYU President John Sexton and Vice President Alicia D. Hurley responded to Manhattan Borough President Scott M. Stringer's letter regarding the unsound section of Playhouse wall that was removed.

Section of Unsound Playhouse Wall Removed
August 26, 2009

A section of the north Playhouse wall that consisted of rubble, concrete block, and brick, had to be removed when it was determined to be structurally unsound. While general work continues on-site, construction on the playhouse has been temporarily suspended while NYU works with the Borough President's task force on how best to move forward.

Although a section of the northern wall needed to be replaced, the remaining walls were reinforced by pouring concrete to underpin and secure the walls beneath the Playhouse. Additionally, steel bracing was installed to support the southern wall and neighboring property.

Throughout construction, there has been extensive vibration monitoring which ensures that ongoing work does not impact the Playhouse walls and adjacent properties.

De-watering
August 10, 2009

De-watering - the pumping of water from below ground level - is scheduled to begin on site Wednesday, August 12, 2009. This work involves a motor comparable to that of a lawnmower running on-site 24 hours a day and is anticipated to last for two weeks.

August 4, 2009

General excavation is complete. The contractor has started the foundation slab and will continue this work into August 2009. Towards the end of the month, the site will be prepared for the construction of the foundation walls.

Sheeting, Excavation, and Underpinning Work Continues
July 2, 2009

In preparation for construction of the new building foundation, the work that began in June to strengthen and stabilize the existing soil and foundations of the adjacent buildings will continue through July.

Piles will be drilled and sheeting will be installed; once sheeting is completed, the 16 foot high construction fence will be reinstalled.

June 10, 2009

In preparation for construction of the new building foundation, work is scheduled to begin on June 17, 2009 to strengthen and stabilize the existing soil and foundations of adjacent buildings.

Beginning with the rear property line which abuts the east property line of 132 West 4th Street, piles will be drilled, and sections of the construction wall will be temporarily removed.

Construction will then proceed with the front property line on MacDougal Street and will involve demolishing sections of the sidewalk.

This portion of the project is expected to be concluded by August 31, 2009.

During the month of June, demolition will continue and mobilization for the excavation, underpinning, and foundation work will begin. This work will be on-going for the summer and continues around the preserved walls of the Provincetown Playhouse.

The sidewalk remains closed during the day and will open by 6:00 PM during the week.

The sidewalk bridge is scheduled to be taken down in the next two weeks. The sidewalk will remain closed from 7:00 AM to 6:00 PM (construction hours) on weekdays and will be open to the public after these hours.

During the month of May, NYU will continue demolition at 133-139 MacDougal Street going below street level and begin to mobilize for the excavation and foundation work. This work will be on-going for the summer.

During the month of April, NYU will continue the shoring of the Provincetown Playhouse walls and install the structural system to temporarily support the south wall. Demolition of the roof, 4th floor, and 3rd floor will be completed. The sidewalk will continue to be closed during the day and will open by 6:00 PM at the latest during the weekday.

Interior demolition continues. The bracing of the south wall of 39 ½ Washington Square South will begin on Tuesday, February 17, 2009.

January 30, 2009

Contractors continue to shore up the north and south wall of 133-139 MacDougal and the remaining walls of the Provincetown Playhouse. Demolition is scheduled to start in the beginning of February, starting with the roof and progressing floor by floor.

133 MacDougal: Demolition
October 6, 2008

Projected to begin in mid-October, NYU will begin demolition of the building at 133 MacDougal Street. This work consists of demolishing the building floor by floor starting at the roof level and stopping at street level and will be done by hand; no major machinery will be used.

A construction fence will built at the street and a 16 foot high fence will be constructed at the rear of the property. A fire retardant tarp will be installed at the courtyard of the north adjacent building and outriggers will be installed over the south adjacent building for protection.

This portion of work is scheduled to be completed in December, 2008 and the second phase of demolition, which will be combined with the below grade work, will begin in March, 2009.

133 MacDougal: Bridge Installation
September 23, 2008

NYU is scheduled to install a sidewalk bridge directly in front of 133 MacDougal on September, 29, 2008. The bridge will be approximately fourteen foot high and will be designed with an outward slope and dividing walls to enhance the security of the neighboring properties.

Upon completion of the bridge, NYU will proceed to abate the caulking at the front window along MacDougal Street. The abatement of the window caulking will follow the day after and will take approximately one week.

The sidewalk bridge will remain and will be used as protection for the upcoming demolition of the building.

133 MacDougal: Abatement
August 11, 2008

Scheduled to start on August 18th, 2008 and in preparation for the construction of the new Academic Building at 133 MacDougal, NYU must perform abatement on both the interior and exterior (windows and roof) of the building. Scaffolding is scheduled to be constructed toward the end of August at the front and back of the building, and a dumpster will be located on MacDougal Street. All work will comply with DEP regulations.

This work will occur during normal construction hours, 7 am to 4 pm and is expected to be completed by the end of October 2008.

Geotechnical Testing at 133 MacDougal
July 29, 2008

In preparation for the construction at 133 MacDougal, NYU will perform geotechnical testing - including soil sample drilling - in the building at the basement level in order to establish the design criteria for the foundations of the new building. No work to neighboring properties is planned.

This work is scheduled to start on 8/4/2008. Work will occur during normal construction hours, 7 am to 4 pm and is expected to take four weeks.

CB2 Supports Provincetown Plans
June 23, 2008

On Thursday, June 19, Manhattan Community Board 2 passed a resolution supporting NYU's plans for 133-139 MacDougal Street, the building that includes the Provincetown Playhouse. The vote was 37 in favor, two abstentions, and one opposed.

NYU has articulated its thinking for the future of the Provincetown Playhouse. In addition to preserving the exact volume and footprint of the theater so that it will hold its 133 MacDougal address which it has held since 1918, our proposal is to now preserve the structural walls of the Provincetown Playhouse. It is that structure and volume that people passionately feel celebrates the history and heritage of the theater.
