The window replacements at WSV were initiated in response to a report issued by the NYU Space Priorities Working Group. One of the report’s recommendations was to improve windows and air conditioning units on the Superblocks to enhance the quality-of-life for residents.
Washington Square Village residents who currently have single-paned windows are eligible to receive new double-paned windows. Residents who already have double-paned windows will not receive new windows, but air conditioning units in all apartments will be insulated, sealed, and given special sound-attenuating interior covers.
NYU worked with architects and environmental consultants to design and test window and air conditioning options that would provide the best sound attenuation and performance, including better insulation against weather conditions.
A vacant WSV apartment was outfitted with new windows and air conditioning retrofits that reflected these parameters, and NYU invited residents in to experience it during a series of open houses spanning the course of a year. Based upon the feedback they provided, we finalized the specifications and began the procurement process.
In the first phase of the project, teams will measure each apartment’s window openings. We are scheduling measurements to begin late July and finish in September. We will schedule installations later in the fall. Residents will receive detailed information about measurement and installation for their apartment.
Not necessarily. Residents have two ways to grant access: you can either indicate that you will be home to let the measurement team in, or you can grant the team permission to enter in your absence. Select your preferences either in this easy online form or fill out the letter you received and return it to the doorman of your building.
During the measurement phase, small teams of contractors will enter the apartment for approximately 15 minutes to conduct measurements and photograph the area immediately bordering the windows. This will help them prepare an installation plan for the fall. Terraces will also be inspected at this time for future Local Law 11 work.
During the installation phase, contractor teams will use the earlier photo references to move items out of the work area and return the apartment back to its original condition after completing the installation. Installation will take no more than two workdays, and may take as little as one.
In all cases, an NYU Public Safety Officer will accompany the teams. Their presence ensures security during the operations, and if you are not home they will confirm that all doors are locked when the team leaves.
The project to replace all the windows in Washington Square Village is necessary to address air infiltration issues that became apparent during the harshest cold weather of last winter. Additionally, the new windows will improve energy efficiency and provide much better sound attenuation for tenants. This is an important infrastructure project that helps to protect the building asset, and is one that must be completed given the age and condition of the existing windows. Only apartments which have recently had their windows replaced will be exempt.
